Zaha Hadid Architects has received the foundation permit for the Delmore Residences in the town of Surfside, Florida, United States

According to ZHA, the permit allows piling construction to start as soon as the deep-soil mixing (DSM) projects at the location are completed this fall.

By eliminating the vibration and water table effects of conventional pile driving, DSM ensures the long-term structural integrity of coastal constructions and allows for real-time quality control during mixing. 

More than 30 per cent of The Delmore's DSM work, which aims to stabilize the soil and establish a watertight perimeter ideal for the site's coastal circumstances, has been finished to date by Keller North America, the largest geotechnical contractor in the world.

The design of The Delmore, which is located on Surfside's beach, is influenced by its surroundings. In addition to the fluctuating ground and water conditions throughout the year, Zaha Hadid Architects' thorough study of the coastal site tracked variations in solar radiation, temperature, humidity, prevailing winds, air quality, and rainfall.

Through the use of these extensive statistics and intricate computer models, ZHA has created and improved the design to maximize the building's performance in Miami's tropical monsoon climate and 250 days of sunshine each year, as well as to improve resident comfort and the views from each unit. 

Because of the large floorplates created by each residence's generous living space, The Delmore's design splits the complex in half, with a central "canyon" ensuring that every apartment's living space is bathed in natural light.

The living areas of every residence are extended outdoors by large terraces on the exterior facades, which provide stunning views of Biscayne Bay and the ocean.

The famous mid-century Subtropical Modernism of the Miami Modern (MiMo) architectural style of the area informs the expressive front of the Delmore. The city's distinctive Subtropical Modernism developed from Miami's earlier Art Deco architecture especially to address the climate of the area.

It incorporates sculptural forms and patterning within wide, geometric external shading, as well as covered galleries, sheltered courtyards, and free-flowing interior spaces.

A unique rhythm is created in the middle canyon by the sculpted "fins" of the Delmore's inner façade. The fins' shapes, which bring natural light deep into each apartment's living areas, are designed to provide privacy and concentrate views of the metropolitan skyline or ocean.

Sculptural balconies that define each residence's expansive outdoor living spaces and preserve seclusion are incorporated into the outside facades of the Delmore, which face the city and the ocean. 

These balconies' curved shapes, which never line up vertically to prevent repetition, pay homage to the area's architectural past while maintaining the development's flowing design language.

The distinctive color scheme and texture of these expertly designed facades were dictated by the sand found on The Delmore's beach. The balconies' flowing design, which was commissioned to reflect these distinctive features of the nearby dunes and shore, includes soft waves in their balustrades that mimic sand ripples.

The materiality of these skillfully designed façade lovingly reflects the range of light that permeates every sunrise, day, and sunset on this globally recognized coastline, and integrates The Delmore with its Surfside neighborhood.

Typically, The Delmore's North and South wings have two units per floor, although the top two floors only have one unit each. When hosting bigger groups of visiting friends or family, residents can also use the guest suites on the second level. The Delmore's expansive wraparound balconies provide all inhabitants with expansive views of the city skyline and ocean because of its considerable distance from other houses.

The interiors of the Delmore follows this fluid architectural style. These custom ZHA signature designs are made using a wide range of materials and expertly produced using the best metalwork, marquetry, and carved stone by talented artisans who have been practicing their craft for centuries.

A rooftop terrace offers unobstructed views of the sun sinking over Biscayne Bay and the Miami cityscape to the west, as well as expansive views of the ocean to the east.

Between the North and South wings, the sundeck features a glass-enclosed swimming pool. A fitness center, spa, yoga studios, and an indoor 25-yard lap pool are among the other facilities for residents' well-being that are situated amid The Delmore's beautifully manicured tropical gardens, shaded courtyards, and sun terraces with views of the beach and ocean.

The Delmore in Surfside, which is close to Indian Creek and Bal Harbour, is DAMAC International's first project in the United States. It joins the Dubai-based company's celebrated developments in London, Toronto, and the Maldives, among other international locations.

Recently, Zaha Hadid Architects completed a new community sports and leisure hub in Hong Kong. In addition, the firm won the international architectural competition to design Vilnius Airport's new arrivals terminal. Moreover, the firm began construction on Asaan, the Misk Heritage Museum in Diriyah, Saudi Arabia.
