Design Intention – Mixed-Use Residential and Office Tower, Jahan Koodak Intersection, Tehran

The design intention for this mixed-use residential and office tower at Jahan Koodak Intersection in Tehran is driven by the complexity, density, and dynamic nature of its urban context. Located at a key شهری node with high accessibility and constant movement, the project aims to act as both a functional landmark and an integrated part of the city fabric.

The core concept is based on vertical stratification and urban interface. The lower levels are designed as an extension of the public realm, incorporating commercial and office spaces that engage directly with the street. Transparency, permeability, and active frontages are emphasized to enhance pedestrian experience and urban vitality.

Above this active base, the tower transitions into office floors with flexible layouts that respond to contemporary work environments. The uppermost levels are dedicated to residential units, where privacy, نور, and panoramic views of the city become the primary design drivers. A سلسله‌مراتب فضایی is created from public to private, ensuring functional clarity and user comfort.

Climatic responsiveness plays a significant role in shaping the façade and massing. Given Tehran’s hot summers and pollution challenges, the building incorporates double-skin façades, shading devices, and recessed openings to reduce heat gain and improve indoor comfort. Green terraces and sky gardens are introduced at intermediate levels to enhance air quality and provide shared open spaces.

The volumetric composition is articulated through vertical and horizontal breaks that reduce the perceived scale of the tower and create a humanized skyline presence. These shifts also allow for terraces, طبیعی light penetration, and visual diversity.

Material selection reflects a balance between durability and urban identity. Stone, glass, and metal are combined to create a contemporary façade that resonates with Tehran’s architectural language while maintaining performance efficiency.

Ultimately, the project aspires to become a sustainable, iconic, and human-centered vertical development—one that not only پاسخگوی نیازهای مسکونی و اداری است، but also contributes positively to the urban experience of Jahan Koodak.
