The proposal for the new multipurpose complex is an integral part of an implementable urban development plan drawn up as a variation to the General Town Planning Scheme (PRG), the approval of which has established the suitability for building on the areas on which the project itself is situated.
The lot is located within the territory of the Municipality of Cepagatti, just outside of its residential area. The land is only flat in the part that looks onto the important connecting highway S.S.81, leading to the cities of Chieti and Pescara. On the opposite side it descends in the direction of the valley with an overall drop of 15 metres. Following the natural course of the terrain, a “terraced building”, in part underground, allows for the creation of the maximum permitted surface area with restrained land consumption, abiding also with a stringent local planning restriction that imposes a maximum above-ground height of only 4 meters.
The complex is arranged in two blocks joined by an internal courtyard which, in addition to a garden, also contains the vertical connections.
The block located to the east houses business areas on the ground floor, with premises for catering with open-air spaces. The basement contains the garage and mechanical rooms.
The two floors of the west block have a fitness centre with the gyms on the ground floor and the wellness and spa centre on the lower floor along with a swimming pool that, with its large glass window, provides views overlooking the valley and opens onto an outside, south looking solarium. The gyms and the spa overlook the internal courtyard, which is embellished by the presence of the garden.
Rounding off the project is a system of porticoes that weaves its way along the major pathways in the shape of a letter H. These elements are made up of a first level consisting of flat roofing or brise soleil shades, depending on the exposure. Whereas the installation of photovoltaic panels is envisaged for the crown. The front, on the side looking towards the main road system, is characterised by a system of vertical wooden slats that cover the porticoes’ metal structure, enhancing the true height of the building and increasing the perception of it.
The differentiation of the cladding, depending on the exposure and the activities housed therein, is characterised by the addition of brise soleil shades and mobile screens and the increased insulation and thermal inertia of the walled surfaces and glazed areas, work together to optimise the building’s energy performance levels.
Assuming an increased energy efficiency of the systems, to be achieved through high-performance heating and cooling systems, with the rationalisation and control of consumption levels and the use of photovoltaic technology, it will be possible to cut CO2 emissions into the atmosphere.
The environmental sustainability of the project will also be pursued through the careful selection of building materials.
