The project is located on a sloping parcel in the developing urban fabric of Mardin. The main architectural approach aims to create a mixed-use building that integrates commercial areas on the lower floors and residential units on the upper levels, ensuring both economic and spatial efficiency.

Due to the dual street access, the commercial units are positioned at the street level (Ground and Mezzanine floors) to maximize visibility and accessibility, while residential functions begin from the 2nd floor upward, ensuring privacy and natural lighting.

The project is designed as a horizontal mass at the commercial base, with a slimmer residential block rising above it. This balance between solid and void, along with the setback of the upper floors, minimizes the visual bulk and creates a clear functional separation between the commercial and residential sections.

Site and Orientation

The building is positioned between Mardin Street and 120th Street, both providing vehicular and pedestrian access.
The commercial entrances are oriented toward Mardin Street, ensuring active frontage and visual engagement with the public realm.
The residential entrance is taken from the quieter rear street (120th Street), providing privacy for the residents and separating the circulation of different users.

Natural light and ventilation were prioritized by aligning the residential units to benefit from the best sunlight exposure, considering Mardin’s warm climate.
Spatial Organization and Circulation

Commercial floors: Designed with maximum column spacing for flexible interior partitioning and adaptable leasing options.

Residential floors: Arranged around a central corridor with two main vertical circulation cores (elevator and stair), ensuring efficient access and evacuation routes.

Common Terrace: On the 1st residential floor, a landscaped communal area provides visual relief and social interaction for the residents.

Basements: Direct ramp access from the street; circulation designed to separate service and residential movements. This project blends functionality, commercial vitality, and residential comfort within a single urban block.
It responds to Mardin’s growing demand for mixed-use urban living while ensuring sustainable environmental performance and architectural harmony.

The building stands as a contextually sensitive yet contemporary development, balancing the dense urban street life below with tranquil residential living above.
