The LaFerrari Resort Casino Hotel is conceived as a landmark 5-star integrated resort and entertainment destination within the Proposed Cagayan Smart City at Casambalangan, Sta. Ana, Cagayan. The project combines a destination casino, luxury hospitality, serviced residences, a multi-level luxury retail podium, marina, offshore tourist cottages, premium dining and entertainment, and a signature three-tower roofdeck infinity-pool system.
The project is planned on a 20-hectare coastal site and carries a total conceptual CAPEX ceiling of USD 800 million, inclusive of the assumed land acquisition cost of PHP 2,500 per sq.m. At the planning exchange rate of PHP 62/USD, the land component is approximately USD 8.065 million, leaving approximately USD 791.935 million for the development program within the same CAPEX ceiling.
The project is intended to function as a tourism, entertainment, hospitality and waterfront anchor of the broader Cagayan Smart City, complementing its proposed industrial, logistics, energy, health and education platforms.

The architectural concept is organized around a substantial multi-level podium and three vertically expressed luxury towers. Two towers provide a combined 1,000 hotel rooms, while the third tower contains approximately 500 5-star serviced-condominium units intended for sale. The three towers are visually and functionally tied together at roof level through a signature skydeck composition with an infinity-pool / infinity-edge water feature, sky lounges and premium viewing areas.

Joint-Venture Development SPV. The strategic resort/casino investor funds the downstream development program and may hold the controlling economic interest, while Rapid Technologies Development Inc. (RTDI) participates as the project industrial and land-sourcing partner with a proposed 10% non-dilutable free share, subject to definitive agreements and applicable law.
Pathway Option B —
Independent Land Bank / Development Structure. An investor may pursue a direct land transaction or legally compliant long-term development/lease structure, with the precise ownership vehicle determined by counsel. Where direct land ownership is restricted, the transaction should be restructured using a lawful Philippine corporate, lease or other permitted arrangement.

The payment structure above scales the supplied 2-hectare template to 20 hectares. The 20-hectare purchase price is PHP 500M; 30% is PHP 150M and the remaining 70% is PHP 350M. Twelve equal PDCs at PHP 29,166,666.67 would total PHP 350,000,000.04, so the final PDC should be adjusted downward by PHP 0.04 in definitive settlement documentation.
1. Execution of Master Agreements — RTDI produces title certification, tax clearances, corporate authority-to-sell documentation and the definitive MOA before capital transfer.
