Performance consistent with use, optimal spatial quality, having an Iranian feeling, having social action, safety, and observing the economy at the level and levels is the most important goals pursued in the project design stages.
The use of the project subject is in accordance with the aforementioned commercial, administrative and memorial contents. According to the function and audience of each user, ‌ 10 floors including 5 basement floors and 5 floors on the ground floor were allocated to commercial, 9 upper floors to the office, and the distance between these two floors to our memory. The location of the memorial section, in addition to separating the commercial and administrative sections, allows for a collective space on the floors. For the commercial sector, the performance of the general store is suggested. In this way, the different stores are not visually separated and all are in the form of larger collections. This method of distribution, in addition to facilitating the regulation of environmental conditions, facilitates the audience's access and makes it possible for the operator to take advantage of the larger store credit. Different from the commercial part, for the administrative part, the division of units is desired. In this way, it is possible to separate each office floor with vertical dividers.
A new reading of the patterns of organizing space and its elements in the past Iranian architecture is a tool to follow the Iranian feeling and mood in the subject of the project. The order of the bazaar, the middle courtyard, and the quadrangle are the patterns of space organization and the Mogharnas and lattice are the selected elements of the design. In the commercial sector, the escape stairs as a market order is out of their usual restrained function and in the role of the backbone, have organized different commercial spaces in the classes. Like the market order, the beginning and end of the stairs are the cities. The stairs start from the street and end at the memorial urban space. In the administrative part, the space is organized by a middle space taken from the atmosphere of the middle courtyard with a pattern of four-arched geometry. The southern commercial wall covering is derived from the function and geometry of Mogharnas and the office walls are inspired by lattice function.
Each of these three sections has a different spatial organization according to its function. For the commercial sector, having a flexible and changeable space in the desired classes. For this purpose, the placement of vertical accesses and open spaces on each floor is different. It was desired for the administrative department to have a space with a formal feeling and mood. For this purpose, the spaces of each floor were formed with the same geometry. The position of the vertical accesses is fixed in this section and is in a specific place on each floor, and the spaces were formed around the middle courtyard. For the memorial section, having a respectable and heartwarming atmosphere was desired. For this purpose, the empty space is a memory of absence and the presence of memorable elements such as water and plants makes the space attractive.
The collective spaces inside the building with the presence of which the audience experiences the sense of place and the spaces of the building with which the audience outside the project visually communicates are the factors of having a social action of an architecture. Predicting the prepared space of the memorial, the stairs that are directly accessible from the street and the terraces that the audience can access without the need for their presence in the commercial and administrative sections of the building and through the stairs strengthen the active connection between the community and the building. The visibility of human movement inside the project causes passive communication for outsiders. Provided spaces such as stairs, memorials, and terraces facilitate this passive connection.

The subject of the building design competition with commercial and office use and memorial on land with dimensions of 31 by 35 meters and an area of ​​1085 square meters on the land of the former Plasco building includes 5 basement floors and 15 floors on the ground. The bed of the project is located in Pirnia neighborhood, from the south to Jomhouri street, from the north to a 5-story commercial building, from the east to the land acquired with the former use of the parking lot, and from the west to the adjacent building.
