Phase 2 of a residential/office project - The original two towers occupy the majority of the site; additionally, the government has reduced the remaining buildable area significantly. The site is enclosed on two sides by busy roadways {an elevated highway to the south}, leaving only the northeast open for views and enjoyment. The client`s wish is to design for a residential use permit and ultimately lease the space for offices. Therefore, a flexible and straightforward plan was adopted which is generic enough to fulfill both needs. The southern and western facades are more massive than the northern facade, considering noise and environmental parameters.
