OMA unveils design for residential tower in Miami’s Mid Beach neighborhood

The Perigon, a 17-story residential skyscraper located at 5333 Collins Avenue, was unveiled by Dutch architecture firm OMA. The project, which is a joint venture between Mast Capital and Starwood Capital Group, is situated in Miami's Mid Beach district.

The Perigon is formed by its unique location and the possibility of dual-waterfront living. It is located in the middle of a rare area of Miami Beach that extends from Indian Creek to the Atlantic Ocean. 

Under the direction of Partner Jason Long, OMA conceived the structure as a sequence of "towers" that are turned to face the Atlantic Ocean and Biscayne Bay and away from neighbors. 

In order to respond to the possibility of panoramic vistas and release the ground plane, the towers are combined and raised 45 feet above the flood line into a single form. The towers' juxtaposition is emphasized by a slight shape difference between them—organic meeting orthogonal.

"Miami Beach combines natural beauty with urban density—Collins Avenue is at times a walled fortress blocking off the city from its best asset," said Jason Long, OMA Partner-in-Charge. 

"We tried to make our building touch the ground as lightly as possible, opening views to the ocean and sky from within the site and beyond," Long.

Miami Beach's residential buildings are usually fortresses on the ground, facing away from cars and pedestrians along Collins Avenue, the island's major thoroughfare. As a result, the rest of the city is denied access to the ocean and views due to urban walls. 

A dramatic entrance along Collins and sheltered outdoor amenities overlooking the ocean are created at the base of the bundle of buildings. The building's top terraces down to face the city and the ocean, mirroring the raised underside.

"By lifting the building’s ends 45-feet above the flood line, we create a porous site that invites views from the city to the ocean while also providing moments of seclusion for residents," said Yusef Ali Dennis, OMA Associate.

Paths that mirror the tower's geometry characterize the location. From peaceful gardens to tranquil water features, the braid-like circulation delineates amenity spaces and generates pockets of exploration amid a lush setting. 

The intimacy of single-family villas and the views of high-rise living are combined in 82 homes with floor-to-ceiling windows and expansive patios within the interlocking towers. Curved and straight terraces vary across the building's façade to highlight the smaller "towers" and provide a feeling of rhythm as one passes by them.

"The bundled form of this building creates zig-zagging floorplans with elongated units and numerous corners," added Long.

"Given the generosity of the units, we were able to exploit the variegated floorplan to devise a diverse repertoire of unit configurations offering both open, panoramic living spaces and very private, secluded zones," Long explained.

Reservations at The Perigon were opened by Mast and Starwood in March of this year. The 408,000 square foot development is now under construction, with completion anticipated in 2027. After it is finished, the project will receive LEED Gold certification.
