Explore 10 selected developments projecting the future are showcased at MIPIM 2017

MIPIM, the world's leading property market, has revealed over 100 major developments, which will be presented at this year's event. Major international real estate projects, representing all segments of real estate – offices, residential, hotel and tourism, commercial, industrial and logistics among others – will be showcased during MIPIM 2017.

The world's real estate market will discuss 'A New Deal for Real Estate' between 14-17 March, 2017 at the Palais des Festivals, Cannes, France and only less than 1 week left to register for MIPIM 2017! 

23,000 participants from over 90 countries are expected to attend this year's event. World Architecture Community revealed top speakers attending the 2017 edition of MIPIM including Winy Maas from MVRDV, Murat Tabanlioglu from Tabanlioglu Architects, Louis Becker, Managing Partner, Design Principal at Henning Larsen Architects- Chris Fannin, Director of Planning for the London studio of HOK- Rebecca Pearce, EMEA Head of Sustainability and many more.

MIPIM announced that 112 real estate projects from 23 countries will be showcased at MIPIM 2017. Among these projects, the visitors will discover the legacy project of the 2015 Milan Expo that aims at redesigning the area into a state-of-the-art scientific and technology park, the refurbishment of historic monuments in Kyoto into a new Park Hyatt hotel, and the international campus dedicated to innovation and disruptive technologies that is currently under development in Aix-en-Provence.

World Architecture Community highlighted 10 major developments projecting the future from 10 different countries. All of them will be presented at MIPIM 2017 and now peruse the projects in detail below.

EuroMilano’s Cascina Merlata Social Village is a housing complex that is part of a vast urban regeneration project that involves the entire Cascina Merlata area in the north west part of Milan, adjacent to Expo2015 and the Rho-Pero fairground. Eleven tower buildings totalling 87,200 sq m are involved providing 690 apartments developed in two construction phases.

In the first phase, seven buildings providing 397 apartments classified in energy class A, were completed in February 2015 and were used during Expo2015 for international delegations and staff of participating countries. After the fair the buildings were renovated in a project that included both the apartments themselves and the common areas. The apartments are now offered for long-term rent or sale.

The Anton project, which lies close to the centre of Andenne, will create a new district with a mix of sustainable businesses, services and housing. The 50-ha development will include green spaces and theme parks, and the new district will link to the existing town centre by footpath.

The project will create 1,600 homes, a research centre, offices including a business incubator and co-working spaces, and a storage and distribution centre. Within each block, and in some cases within the same building, there will be a mix of uses so housing will be combined with offices, shops and services.

Technopark Montreal’s Eco-campus Hubert Reeves is a C$225m project of 10 green and intelligent buildings providing total floor space of 750,000 sq m adjacent to the Airport of Montréal and a new 42ha regional natural park. 

The work is scheduled to begin in April 2017 for occupancy in July 2018. The wooden structured building pictured will be both green and intelligent and is designed to provide 72 000 sq m of floorspace, superior energy performance, state-of-the-art environmental technologies and LEED certification.

Drawing on international best practice and harnessing the latest technology, the Climate Innovation District in Leeds forms part of the city’s South Bank Leeds regeneration plans and will incorporate more than 500 new low carbon homes alongside manufacturing, leisure, offices and climate-resilient public realm.

With an ambition to accelerate the transition towards zero carbon cities, this scheme will forge a powerful collaboration with local and international partners to deliver an exemplar model of how to economically build zero carbon neighborhoods that also provide healthier, smarter and better connected places and cities.

Developed by ADG Group, a pioneering real-estate developer focused on redefining urban environments to meet the fast changing needs of Russian citizens and communities, the 39 Smart Neighbourhood Centres project offers an extensive network of neighbourhood centres providing a variety of essentials, leisure, educational and sports activities, which will be seamlessly accessible online and offline.

Designed by London-based architects AL_A and JHP, the new buildings include the latest sustainable technologies and will re-brand each neighborhood with a modern touch intended to induce the revival of 1950’s to 1970’s-built public parks, gardens and urban areas as the heart of Moscow’s new residential neighbourhoods. Supported by the city of Moscow, fully financed and with some buildings already under construction, the project complete in phases between 2018 and 2019.

The Portal, being developed by Bonnier Fastigheter, will provide 15,000 sq m of office and commercial space. The project has been designed to be an extention of the historic city, by developing the old harbours of Stockholm to form a new sustainable urban waterfront. The Portal will have characteristic brick and metal facades reminiscent of the harbour’s aesthetics.

The building’s design is based on the new Scandinavian live-work-play model which provides different social settings throughout the working day. The innovative design of the building not only provides fully flexible office areas to handle different market cycles, but also houses public amenities at the ground floor making it a continuation of the surrounding streets. The building is scheduled for completion in 2021.

1/JBR is an award-winning 46-storey high-rise luxury residential tower located at the entrance of the prestigious Jumeirah Beach Residences in Dubai. Its total area is 45,138 sq m. The project, developed by Dubai Properties, will provide luxurious apartments and penthouses with sizes ranging from 180 sq m for the smallest two-bedroom, to 351 sq m for the largest four-bedroom home, sizes which exceed the market average. The penthouses provide 806 sq m of usable space with large terraces.

Dubai Properties’ in-house interior design team has used top-class finishes including fine marble internally. A glass curtain wall façade maximises natural light and provides a 180° view of the sea and coastline. The building has private beach access and high-end amenities such as a pool area, gym and fitness facilities, restaurants, fashion shops and cinema. Privacy is a feature and there is no common elevator lobby, providing privacy from the parking area to the doors of each apartment.

Jardins de l’arche will help to make France’s premier business district, Paris La Defense, a tourist and leisure destination. Public development agency EPADESA’s development will link the business district from Terrasses de Nanterre towards Boulevard Pesaro and then to Boulevard de La Défense.

The Belvédère de la Grande Arche will be reopened during 2017. U Arena – a covered events space capable of housing 40,000 spectators – will also open as well as associated shops and the CitizenM boutique hotel, which will all draw numerous visitors. The district already enjoys strong transport links with Greater Paris and these will be reinforced by the completion of the EOLE and Grand Paris Express networks. More than 1,000 homes including 278 student dwellings, will be built, the first new homes built in La Defense for 30 years which, along with the launch of IESEG and the opening of a promenade, les Jardins de l’Arche will make La Defense into a day and night time destination.

Millenia Office is a cluster of three campuses designed to facilitate a new paradigm of how and where people want to work. Located in Eastern Chula Vista, in the San Diego metropolitan area of California, the three campuses are designed to create synergies between academia, technology, research and life sciences. Developer Chesnut Properties is developing close to the world’s busiest border in order to provide ease of goods transportation and the availability to an international airport for travel accessibility.

The Think Campus comprises two buildings totalling 29,543 sq m on 2.86 ha, plus an amenity building with a restaurant and fitness centre, and parking for 1,302 cars. The Think Campus is approved, graded and ready for development immediately with occupancy scheduled for the fourth quarter of 2018. The Invent Campus comprises four buildings totalling 65,032 sq m on 4.57 ha, plus an amenity building, and two structures providing parking for 2,153 cars. The Discover Campus comprises one building of 37,161 sq m on 3.8 ha, plus amenity space and a 1,630 space car parking garage.

Developed by Cyrela in partnership with Pininfarina, the luxury residential project, due to open in 2018, has an area of 2,050 sq m. The exclusive and innovative skyscraper project is intended to provide a new way of living. The design combines movement and dynamism, inspired by curves and shapes, enabled by its metal structure. The building, which takes the names of its own designers, won the iF Design Award 2016 in the Architecture and Interior category.
