Project is a 100m tall commercial building designed to be a part of the upcoming CBD with higher FSI. With a construction area of 30,000 sqm, the project is linearly placed between Ashram road and Sabarmati riverfront in Ahmedabad, India. On the Southern edge, the project site abuts proposed metro corridor connecting the old and new city located on the east and west of Sabarmati River.

One of the first high-rises proposed along the riverfront, it is defined to reflect:
• Principles of Masterplan led development incorporating urban design guidelines for a non-gated environment.
• Principles of high rise structure on the edge of a prominent riverfront that accommodates large areas of public realm.
• Principles of new age workspaces to integrate the architectural design with the overall character of the CBD.
• Effective design and cost management through intelligent evaluation of building footprint, structural technology and services involved.
• Architectural character that compliments upcoming skyline of riverfront CBD, setting a benchmark to achieve global identity for the city.

Innovative features:
• Formation of base block to create an active retail frontage with a grand plaza on the south side.
• Strong element of feature wall along east west axis to create south & north block.
• Sky balconies on south face of feature wall that opens spectacular views of newly developed riverfront.
• Sky restaurant at top floor provides views connecting old and new city vistas.
• An observatory of international standards proposed at top floor which opens up to viewing gallery for visitors connecting the people to the city.
• Sky atrium for anchor offices on the east side providing panoramic view of the riverfront.

Sustainable features:
• The small footprint of the building optimizes natural light.
• Feature wall is cladded with back ventilated terracotta, reducing the overall heat gain.
• Building services are planned at the south-west corner to counter direct heat.
• Wind turbines proposed on the south-west service façade at skip floor levels to harness the wind energy potential of the region. These turbines are being critically worked on to ensure optimum energy production and structural integration.
• Building integrated photovoltaic facade (BIPV) on south, east and west façade for energy production.
• STPs are designed to recycle total waste water and reuse within the project.
• Integrated Rain water harvesting systems to source water and restore the ground water.
